The Luxury Real Estate Split

Luxury Deborah Stevenson October 29, 2026

If you only watch national real estate headlines, you are missing the real story. Broad-stroke statistics treat the housing market like one giant wave, but on the ground, we are seeing a massive, localized split.
While the ultra-luxury tier ($5M to $10M+) remains heavily insulated by massive pools of private cash, the entry-to-mid luxury brackets ($1M to $5M) are hitting a noticeable rebalancing wall.
Here is a look at the hyper-local trends driving this divide and why the market just below the $5M mark is shifting.
A Tale of Two Markets
The luxury market is no longer moving in unison; it is entirely localized.
  • The Surging Hotspots: Areas fueled by tech wealth, finance capital, or massive migration—like Tampa, Miami, parts of Florida, and a San Francisco re-energized by the AI boom—are still surging ahead.
  • The Cool-Down Zones: Conversely, previously red-hot markets like Austin, Central Texas and select New England markets are currently experiencing sharp local corrections and adjustments.
Hitting the Mid-Luxury "Affordability Wall"
Why is the $1.5M to $3.5M range feeling the squeeze while ultra-luxury glides by? It comes down to three major pressures:
  • Jumbo Loan Sensitivity: Unlike the ultra-wealthy who buy with straight cash, buyers in the entry-to-mid luxury brackets still rely heavily on financing. With mortgage rates hovering near the mid-7% territory, the cost of funding a jumbo loan has dramatically eroded the purchasing power of affluent households.
  • The "Rate Buy-Down" Distortion: Individual resale sellers are facing brutal competition from luxury production builders. Builders are aggressively buying down interest rates for buyers—a massive financial incentive that private sellers simply can’t compete with, pulling buyers away from premium resales toward new construction.
  • Surging Carrying Costs: It’s not just the mortgage that hurts. Skyrocketing property taxes and soaring homeowners insurance premiums have turned holding costs into a major barrier. Buyers are no longer glossing over these numbers; they are taking longer to pull the trigger and negotiating aggressively.
The Result: Inventory is Stacking Up
Because of this widespread buyer hesitation, the $1M to $5M segment is seeing a distinct buildup in inventory. Properties that would have vanished in days a couple of years ago are now seeing rising days on market, shifting the leverage back toward patient buyers.
Local Proof: The Central Texas Real Estate Reality
To see this nationwide "split" playing out in real-time, look no further than the Central Texas MLS (covering Bell, Coryell, and Lampasas counties). Over the past 90 days, the data for properties listed over $1M perfectly mirrors this growing buyer hesitation and inventory buildup:
  • The Inventory Stagnation: Out of 79 total listings in this luxury bracket, a staggering 44 remain active, sitting on the market for an average of 169 days on market (DOM).
  • The Exit Rate: Sellers are growing impatient. Over the last 3 months, 16 listings were withdrawn and 6 expired without finding a buyer. Combined, more homes left the market unsold (22) than successfully moved into contract or closed.
  • The Squeezed Closed Sales: Only 9 homes successfully closed, and they required patience—averaging 131 days on market.
  • The Price Haircut: Buyers who are closing hold the leverage. Sellers of these 9 closed properties had to settle for 95.93% of their original list price.
  • The Pipeline Trickle: The pipeline ahead is incredibly thin. Only 2 homes are currently in the option period (after a lengthy 150 DOM), and just 2 are sitting in Contract Pending status (after 111 DOM).
The Takeaway for Central Texas Sellers
If you are listing a home in the $1M+ bracket in Central Texas right now, the broad-stroke national statistics do not apply to you. You are operating in a market heavily impacted by high carrying costs and financing friction.
Success in today's landscape requires aggressive, realistic pricing right out of the gate, stellar property condition to compete with new construction, and the patience to navigate an average marketing timeline that is now stretching well past four to five months.
